3D measures the distance to a surface using pulses of laser light. A scanner emits these pulses in a sweeping pattern and records how long each one takes to return, capturing millions of measured points per second. The result is a dense, dimensionally accurate three-dimensional record of the space as it exists on the day of capture.

A point cloud is the raw spatial dataset produced by scanning: a set of measured points, each with coordinates and usually a colour or intensity value. On its own it is a measurement, not a drawing. Registration aligns the individual scans into one coherent coordinate system, and processing turns that into something your software can use.

Registered point clouds, 2D floor plans, elevations and sections, as-built drawings, Scan-to-BIM models, 3D meshes, deviation and change-detection reports, volume and dimensional analysis, virtual walkthroughs and digital twins. Which of these is appropriate depends on the decision you need the data to support.

Achievable accuracy varies with equipment, range, environment, surface characteristics, control method, registration method and the tolerance the deliverable actually requires. We confirm project-specific accuracy during scope development and state it in the proposal, rather than quoting a single figure that would not hold across every site.

Capture duration depends on the area, complexity, level of occupancy, access restrictions and the density of scan positions required. Field time is usually the shortest part of the project; processing and modelling generally take longer. We give an indicative programme once the site and deliverable are understood.

Yes. Occupied hotels, factories, warehouses and offices are common. Capture is planned around operating hours and access windows, and moving people and vehicles are generally removed during processing. Areas that remain obstructed at the time of capture are recorded as exclusions rather than assumed.

That is one of its practical advantages. A registered point cloud is a measurable record of the site, so dimensions that were not anticipated during the first visit can usually be taken from the data afterwards, without returning. It does not eliminate site visits, but it changes what they are for.

The location and approximate size of the site, what you intend to do with the output, the deliverable and file format your software needs, any known access or safety constraints, occupancy during capture, and your required completion date. Existing drawings or photographs, where available, help considerably.

Commonly requested formats include E57, LAS/LAZ, PLY, PTS/XYZ, RCP/RCS, DWG/DXF, RVT/IFC, OBJ/FBX and PDF reports. Final formats are agreed against your software and intended use during scope development, and confirmed in the proposal.

Yes — architectural and structural models, with MEP as an option. The level of development is agreed in advance, because a model built for planning consent and a model built for clash detection are not the same deliverable and should not be priced as though they were.

Yes. Scans captured at intervals against a common control network can be compared with each other and with the design model, producing deviation reports and visual progress documentation. This is most useful when the schedule is agreed at the start of the project rather than after a problem has appeared.

No. 3D reality capture and modelling are different from legally certified cadastral or boundary surveying. Where regulated survey certification is required, the project may need to be completed in collaboration with an appropriately licensed surveying professional.
